SmartIT Token (SIT): Tokenised Real Assets with Staking – How It Works

The SmartIT Token (SIT) pools investments in real estate, commodities, energy generation, Bitcoin mining and Web3 and crypto projects. How staking with up to 14% rewards per year works, what the planned exchange listing means and which risks you should know.

Michael Rehberger6 minute read

Tokenisation is changing how people invest in real assets. What used to be reserved for large investors can now be split into small digital units and traded and managed on a blockchain. The SmartIT Token, SIT for short, builds on exactly this: with a single token you take part in the development of several investment projects – and you can start from just €100.

I’ll introduce the project: how the token is structured, how staking works, what the planned listing on public platforms means and what to look out for before you decide.

What is the SmartIT Token (SIT)?

SIT is a crypto-asset issued by Smart IT Limited, a company founded in 2025 and based in the Bahamas. The token runs on the Arbitrum blockchain under the widely used ERC-20 standard. There is a white paper for the token under the EU crypto regulation MiCAR, which has been notified to the supervisory authority.

According to the project, the funds raised through the token flow into several asset classes:

  • Real estate, with a focus on low-emission projects
  • Commodities
  • Web3 projects
  • Crypto projects
  • Energy projects, especially zero-emission energy generation
  • Bitcoin mining

The idea behind it: The token is meant to benefit from the growth and success of these areas and of the SmartIT platform. Instead of building up each asset class separately, you hold one token that invests broadly.

How does staking work?

When you stake, you lock your SIT tokens for a fixed period. In return, you receive rewards in the form of additional tokens. There are currently two programmes:

  • 2 years: 7% rewards per year
  • 5 years: 14% rewards per year

Rewards are credited daily in SIT and are available to you immediately. You can keep them, swap them into other currencies or stake them again. The staked tokens themselves stay locked by a smart contract until the end of the term and are then released automatically.

A worked example

Suppose you buy SIT tokens for €100,000 at a price of €0.20 per token. That gives you 500,000 SIT, which you stake in the 5-year programme.

At 14% per year you receive 70,000 SIT a year, or 350,000 SIT over five years. At the end of the term, the 500,000 staked tokens are released again. In total you then hold 850,000 SIT.

What these tokens are worth in euros depends entirely on the token price:

  • Price stays at €0.20: €170,000 – the rewards are then worth around €14,000 a year
  • Price halves to €0.10: €85,000 – less than you invested
  • Price doubles to €0.40: €340,000

Important: The 14% is not a fixed interest rate in euros but a reward paid in tokens. If the price rises, their value rises; if it falls, their value falls. The example is simplified and not a forecast. The price of €0.20 is an assumption for the calculation.

The planned listing on public platforms

So far, you buy and swap SIT on the SmartIT platform. According to the project’s plans, the token is to be listed on public crypto exchanges in 2027. From then on, the price will be set by supply and demand in the market.

For holders this can be a big step: exchange trading makes the token easier to buy and sell, and if demand exceeds supply, the price can develop significantly. Equally, though, a free market moves in both directions. Whether the timetable will hold is not yet certain.

How to buy and manage SIT

  • Start from €100 by bank transfer in euros or with USDC
  • Savings plan: buy regularly with a standing order – you choose the amount and frequency
  • Swaps on the platform: SIT to USDC and back
  • Cash out in euros via crypto exchanges or a crypto prepaid card

Which risks should you know?

Price risk. The value of your tokens and rewards depends on the SIT price. A partial or total loss is possible.

Locked capital. Staked tokens are locked until the end of the term – two or five years.

Issuer and project. Success depends on how well Smart IT Limited implements its investments. A crypto-asset is not a bank deposit and is not covered by deposit insurance.

Regulation. The MiCAR white paper has been notified to the supervisory authority.

Exchange listing. A listing on public exchanges is planned but not certain. Until then, tradability depends on the SmartIT platform.

Tax. In Germany, staking rewards are generally taxable as other income when received. Clarify the tax treatment with your tax adviser.

Who is SIT suitable for?

The SmartIT Token can be interesting for you if you want to invest part of your wealth in tokenisation and next-generation real assets, can cope with price fluctuations and will not need the money during the staking term. As an addition to traditional investments, it can add a growth component to your portfolio.

Frequently asked questions

What is the SmartIT Token (SIT)?

A crypto-asset issued by Smart IT Limited on the Arbitrum blockchain (ERC-20). The funds flow into real estate, commodities, energy projects, Bitcoin mining and Web3 and crypto projects.

How high are the staking rewards?

Currently 7% per year in the 2-year programme and 14% per year in the 5-year programme. Rewards are credited daily in SIT and are freely available.

What is the minimum investment?

From €100, by bank transfer or USDC. A savings plan via standing order is also possible.

Can I sell staked tokens early?

No. The staked tokens are locked until the end of the term. The rewards credited daily are freely available.

Is the SIT token traded on exchanges?

Not yet. According to the project’s plans, SIT is to be listed on public crypto exchanges in 2027. The price will then be set by the market.

Is SIT regulated?

A white paper for the token has been notified to the supervisory authority under the EU crypto regulation MiCAR. This is not a review or approval by the authority.

Conclusion

The SmartIT Token combines tokenisation with investments in real assets, energy and commodities. Staking pays ongoing rewards of 7% or 14% per year in tokens, and the planned exchange listing could give the price fresh momentum. What remains crucial is that you consciously accept the price risk and the term.
